Re-fenestration, renovation and internal remodelling

We were approached by the client initially to look at the feasibility of extending their property on Chapel Road, Abergavenny. Our initial concerns were past development and the feasibility of further development but we explored options. Following the provision of our fee quotation we received a call from the owners to inform us that they had purchased another property and their current property had been put on the market. We were invited to view the property they had purchased and prepare scheme design proposals for remodelling and refurbishment.

We discussed the brief and promptly got to work. The existing property was constructed circa 1950 and had been extended twice already with the last addition being in 1996 to the rear. The internal layout was arranged in a manner which hosted considerable wasted space  appointed to circulation areas due to the additions.

Our proposals included major internal remodelling which included removing the existing staircase that appeared inappropriately placed and inadequate due to all the work that had taken place over the years, though it remained in its existing location! (until removed).

The client initially suggested extending but after analysing the existing space (260 sq mtrs) it became evident it just needed arranging to suit modern needs. The building was stripped back to it bear shell removing major structural components along the way including and old chimney with the insertion of nearly 1/2 tonne of structural steel along the way.

Major re-fenestration works progressed and the provision of new powder coated thermally broken aluminium windows and doors followed along with a new natural slate roof and contemporary mineral based through coloured render system. Some solid oak doors were introduced along the front elevation to soften the impact along with the entrance gates to contribute towards the domestic appearance.

We designed and project managed the work which included the design of the specialist joinery and fabrication items all of which our main contractors discounts were passed on to the client.
