Number 18, Crickhowell

Full internal refurbishment

We were approached by our client to discuss redevelopment options for the property to the rear of Number 18 High Street, Crickhowell. Initial discussions were had regarding possible residential units to three town houses and ruled out due to the building being listed and the possible resistance to raising the roof.

Following ruling out that option we were asked to prepare a feasibility study for 2 or 3 retail units with living accommodation over, this also proved difficult due to the nature of the building and constraints relating to horizontal subdivision. Finally it was agreed to proceed with the design based on a new brassiere, an extension to my clients successful Number 18 brand.

Scheme design progressed and dialogue started with the National Parks conservation officer and CADW. After some minor adjustments our proposals were supported and a planning application and Listed Building Consent application submitted.

The next stage of involvement was to produce production information for tender and construction and this entailed engaging various sub consultants to design the building services and carry out structural design for various elements where major structural alterations were proposed, for example the addition of the roof lantern which required 2 Vierendeel girders across its entire width, one either side. Structural, Mechanical and Electrical Engineers were engaged and various works packages produced to accompany the building regulation submission. A cost consultant was also engaged to produce a cost plan to evaluate tenders against and an Archaeologist to carry out inspection of reduced level digs/excavations, a requirement of the planning approval.

Main Contractor, Crickhowell Contractors were engaged to carry out the works which were completed in June 2010. The contract period was tight at 4 months and completed with success with little or no complications.
